Newbie from Lexington, KY

Hey everyone!

My name is Shavon Scott. I’m originally from Baltimore, MD, but I now reside in the Lexington, KY area. I relocated to attend Georgetown College (Georgetown, KY), where I graduated in May 2012. I’ve been working since then, but sadly not as an investor. I’ve been doing a lot of self-educating, and while I still do not know everything, I’m prepared to start taking actions.

I’m hoping you guys can help me out. Currently, I’m in the process of writing my business plan and it’s definitely overwhelming. I find myself needing to know the Lexington market and I don’t. I’ll admit that.. so I’m searching for some expertise. I wish to purchase a rental property in the near future and even do a couple flips after (short term goals).

Anyway, I just wanted to introduce myself to you all! There’s so much information on this site and I love how you all help each other out. It’s truly an amazing thing..

Hey Shavon! My advice is don't bog yourself down with a business plan. You'll put a lot of effort into writing something fancy when you could just be trying different things. I thought I needed a business plan in the beginning too and I totally didn't. I would just pick a goal and start researching it. Like with rental properties, just learn what makes a good rental property, go find one, buy it. Done :)
