Have you considered getting a hard money loan to purchase the property outright and then reselling to the cash buyer?

Just start marketing. Sure, you might encounter situations that you don't know how to address, but you might also encounter situations that are straightforward and don't have any issues. 

It's better to go get some motivated seller leads with real issues than to have no leads with only hypothetical issues. 

When an issue with a seller comes up, log on to BP, spell out the specific details and ask for guidance. 

Go get 'em!

Hi David and Sophie. 

This Thursday I attended a Deal Maker Session at the Embassy Suites near LAX. It was a mix of wholesalers and fix and flippers. About 40 people attended. No charge. 

There were wholesalers presenting deals to group. Lots of networking.

I found it on the meetup website.
