Hello, Los Angeles investors!

I was reading about the 2% rule and wondering if it's unrealistic with high LA county home prices.

If I buy a single family residence property to buy and hold for $200,000, I would need a monthly rent amount of $4,000. (And that would be an extremely low selling price in LA.)

$200,000 * .02 = $4,000

Does this seem right? $4,000 seems like a lot for rent, even in LA county. 

This is where I read about the 2% rule.

Hello. I just started learning about REI last week and I've decided to do it. Lots to learn.

I'm in Los Angeles County, CA.

Let's say I see a property I would like to buy or wholesale. How do I get the correct address for a property owner so I can send a yellow letter? Can I find this online? I don't want to send letters to the renter.

Also, do the lists from listsource.com give you the HOME address of a rental property owner? Or just the actual property address?

I live in southeast Los Angeles County, CA.

I'm 36 years old with a young family. I currently work full time in the health insurance industry. 

I'm looking into real estate investing as a way to make a living and build wealth in the long term. 

Specifically, I'm researching wholesaling as a way to begin. Also interested in flipping houses. Long term, I'm very interested in buying and holding single and multifamily rentals.

I would like to connect with others in the LA and OC area for networking, learning and deals.
