I'm trying to build a buyers list from scratch. Would it be breach of protocol and/or etiquette to message members of BiggerPockets and ask if they are interested and/or know someone who is interested in a deal?

@Russell Caraotta When I looked for an apartment a few years ago I used Rentler.com you could use that too. Also, it is important to update you Craigslist ad often (multiple times daily, or you won’t stay at the top of the list. I hope that helps.

I’m looking at a property that is under market value for its size BUT the basement isn’t finished. Not worrying about numbers right now, would you ever buy a house that just needs the basement finished a couple of updates as a fix and flip?

@Raden Mantuano I’m not an expert, I’m just starting out, but I have never heard of caped and repairs being lumped together. Those should each be 5% so you caped and repairs should amount to $64 not $32. That’s just my two cents. Listen to the forum, renegotiate or get out!

I’m just starting out and as I try to move forward the biggest obstacle I’ve hit to getting into buy and hold is the 6 month cash reserve requirement which I don’t have. Does anyone have an experience with either getting the cash reserves fast or finding a legal way around it?

I live in a small rural town with very few investors buying. I’ve started looking at other markets (specifically Grand Junction and Colorado Springs, Colorado) in hopes of building up a small wholesaling business. I’m just wondering if any experienced wholesalers have done long distance wholesaling and what extra hurdles I will need to over come.
