@Branden Burton I am actually relatively new and only working towards my investment goals part time, so not yet. But I have my eyes on a house hack to get the ball rolling in the near future. I just want to keep learning as much as I can and connecting with people so I am ready for sure when I am able to get started.

Shaun, finding a side hustle is something I've been working on for MONTHS now. Even before REI came into the picture. I just haven’t seem to come across anything that allows me to do what I can and am wondering if maybe you’ve ever come across something like that.

That’s a good question. That would be difficult. I’m not sure what your interests are, but you definitely would have to do some sort of online freelance or self started online business. I heard of one guy who started a podcast on his commute to work, so there are definitely options. If you haven’t already, look into side hustle Nation with Nick loper. @D'Andre Byers I'm in a similar situation. The only difference is I am married, just bought the house and have the kid before I discovered REI. My only solution is to find a side hustle that you can do to earn extra income. Before you do inform your wife that since this is extra income that you don't need to live you will be saving it to invest in real estate (you should also mention that you'll spend some on her). This way she can get her house and with a good side hustle earning a few thousand a month you could be ready to buy a property with low or no money down in a few years, which would still put you far ahead of the game. Hope that helps.

@Frank Patalano I just bought my first home before I learned about BiggerPockets. I dropped all my capital into that and I haven’t found a partner to do a deal with to make up the difference. Probably because I’m unsure about networking and I’m afraid of losing the limited funds I have to take care of my family.

@David M. Thanks for the pointers. I looked at loopnet and not all of the properties have cap rates listed. Do any other sites like that list cap rates?

I'm working with another wholesaler and we have a potential commercial, actually mixed use deal that we could wholesale, but neither of us have ever run comps on a commercial property. How do you go about finding comps on a commercial or mixed-use property?
