@Randy Bloch Appreciate that. I'd be interested in a quick chat with them without taking up a lot of their time. HOA's and current/possible future STR regs. definitely make condos feel like more of a roll of the dice.

Anyone doing STR's in condos they own or rent in the Minneapolis area? Looking to see if this is something that some/all condo HOA's prohibit in this area.

I have a lot of potential clients approach me look for "a great deal" with no set parameters of what they're looking for.  You're headed down a path of potential long term wealth with house hacking.  @Stephen Brown has it right.  The savings on rent and what you'll learn on your first purchase are well worth it.  Look at enough multi-families in your area and get comfortable with the #'s.  Touch base with a local Realtor and be ready to pull the trigger when something that meets your parameters comes up.

Appreciate the info. @Kaiden Foster. I need to touch base with some lenders down here this come week to see if anyone is offering the 203k. Be interesting to see what the seasoning period would be through Prime Lending. Looking to BRRRR... this one so 6 months would be ideal. I'll let you know if I find any lenders that are currently offering this program.

Anyone done a 203k loan on the Kenai Peninsula? Wondering if there's HUD consultants and approved contractors around. Not sure if the reporting requirements are too time consuming for contractors in a busy market.

I'm looking into the lowest down payment option for a multi-family property that I would live in. 2 of the 4 dwellings are completed and 2 are partially finished. Anyone ever hear of an FHA-like (~3.5%) down loan for this type of situation? Appreciate any tips.

@Ian I Leinwand appreciate the info.  Nurses sound like great mid term tenants.  I imagine it could lead to multiple tenants over the years once word got out in the nurses network.
