Fort Collins CO STR Market

Wondering if anyone on here is doing STR's in Fort Collins, CO. Trying to encourage a friend with a condo there to jump in if the market is STR friendly. Appreciate any feedback on that market and recommendations on anyone that might manage STR's there.

Hey @Shaun Hatton,

A couple of things to be aware of when looking at short term rentals in Fort Collins... 

There are only certain parts of town designated for both owner occupied and non owner occupied rentals.  Your friend would want to make sure their condo falls within those areas.  The link that @Adam Rose provided has a map that shows the areas.

There is a logging tax of 3% that is added on top of the sales tax.  So take that into consideration when setting your price.

The city requires a certain amount of off street parking to be available depending on the number of bedrooms that are being rented out.  Which can be tricky depending on the building the condo is located in.

@Ian I Leinwand is a property manager in town that does manage short term as well as long term rentals.  He could be a good recourse for your friend.
