Buddy,

Thanks for the help.

It was from the Property Condition Report.

I'm going to go look at the house and confirm condition.

Anyone know if "Remedy defective paint" refers to a place that just needs a paint job or if it's related to lead-based paint?

Thanks

Hiam,

I'm not an owner financing expert, but I'll weigh in for what it's worth.

The buyer came to you, not the other way around. She's got her way on price and loan term sounds like you have room to push on the interest rate.

Your price her terms/Her price your terms seems like a common way to look at it.

I'm sure someone with more owner fi experience will weigh in.

Good luck with the deal.

Kay,

Do you have a contractor lined up or would you handle the rehab yourself. 3-4 weeks and $30,000 might be ambitious, especially if there is a roof issue.

Hope it works out for you.

Congrats on all the effort.
