Hi all,

I own a fourplex property on the Hiltop on N Harris street.
I own for a few months so I don't have enough perspective, I am trying to calculate the return on the property and I am not sure how much to take off for vacancy and maintenance especially since the neighborhood is tough and I am not sure how many times I would have to go on eviction processes or have a high turn over.

If you have properties in the neighborhood could you please share from your experience how much I should take off from thee incoming rents calculation?

I need rent collection, screening for good tenants, manage the tenants (having them communicate any issues to the property manager and not directly to me) and then there is the maintenance part. If something needs done like cutting the grass or fixing the appliances etc. so I need at least to know when it needs to be done so either the manager takes care of it or I can bring a handyman to do it. But that's pretty much what I need I don't want to manage the tenants directly.

But I am open to just taking someone to do things without being a registered propery management company. Just someone who has rentals and knows how to handle these things is also good for me.

I own a property that has high taxes, around twice higher than other properties in the neighbourhood. I am looking for advice on the best way to contact the city and request to reduce the taxes on this property. 

Should I do it independently? if so how?

Do you recommend paying someone to file it for me?
