@Curtis H. I am a superhost and currently preparing my entire condo for superbowl in 2019 . All the while still renting out my guestroom/bath on Airbnb. My place is in an area called Castleberry Hill (downtown Atlanta). I’ve found that spare linens, coffeemaker (with coffee supplied), bath towels, hair dryer, shampoo, soap, tissue, paper towels, bottled water, and if you want to add an extra touch...a bottle of wine. Not endless supply but enough for a day or so. I’ve been more amazed at my client’s feedback about how much these small touches made their stays smoother and convenient. In the end, this has helped with my reviews and being a superhost over the past two years. I’m picking about my place so I do my own cleaning and prep. All the other advice you’ve received about furnishing your place sounds great so I have nothing to add there. BEST OF LUCK TO YOU!!

@Frank Wolter congrats and what an interesting story! The fact that you cashed out your pension is a bit encouraging. I’m in the same boat and am contemplating doing so but wIth the deals I’ve been looking at I would get a better return using that route. Thanks for the motIvation!

@Christopher Christian I obtained my MBA in my mid 30s but the company I work for offers tuition reimbursement. Perhaps you’ve check this out with your employer, but I would only pursue it if there was something like this being offered. Otherwise, the sooner you can get started in real estate the better. There’s a wealth of information (Forums, podcasts, etc) on this site alone. Best of luck to you!

Congrats on getting this far! I did something almost similar earlier this year on a 2bed/1bath. The motivated seller owed more than what it was worth. I used a RE attorney to have the home deeded to me and had a letter of consent signed by both myself and the seller and sent that to their mortgage provider. Within 2 weeks I was receiving their statements. One thing I did was get my own insurance policy and glad I did because I incurred 12K worth of water damage about a few months later after the transaction. At the end of the day I was able to have new flooring (carpet and linoleum) as well as paint in the entire house. Subsequently this allow me to charge a little bit higher for rent. It's cash flows $315. But look up "subject to REI" on here I'm sure you'll find tons of information. Also you may PM me. Good Luck!

@Matt Gilroy It’s never too late to start. I started changing the air filters for my condos’ ACs and I would take time to scan around then and anytime a repair was needed my handyman would give me the scoop then too. But at the end of the day it’s still your property so I’ve started inspecting at least 2x a year with, of course, notice as specified in the lease agreement. You’re not infringing as long as you give them proper notice. They’re renting so it’s to be expected.

@Chris Jensen I work a full time job but make use of my lunch breaks so I at least get in 5 hours of study. But because I have a time period I am trying to be investing full time, I’m up before work getting at least 30 minutes of time in. If you want it bad enough you’ll find time (sitting, waiting at an appointment or on the train to work).
