@Stefani Gillenwater thanks for the advice. I actually just started writing out my "why" vision last night. It was really helpful to get it on paper and read it. Now for writing out my goals and a plan to get me there. I've been listening to Rich Dad, Poor Dad and asking myself How I can do this has been really helpful. I've always had that mindset that their is a solution out there I just have to find it.. and that has always helped me in the past. Now just need to apply it to real estate investing.

@Susan Maneck  That's great! I plan on keeping my "day job" for several more years and have the rentals to supplement my retirement income when I'm really old :) 

@Jim Wickenden where did you go to find information on your target market and what was your criteria? Are there any books or other resources you’d recommend?

@Laura Sulak Wow! thanks for the response. Love hearing you're doing it on your own. I also never plan on retiring.. just want to switch my focus. I've been running a business in the corporate world for a long time (and will be for several more years ) and feel those skills will transfer well into this new adventure. I'm a numbers person at heart so analyzing the deals makes this even more exciting to me. Thanks for the encouragement.

@Sean Wait hey I just checked out their website. I plan on investing in Wisconsin since that’s where I’ll retire, however because of logistics (my current job is here ) can’t attend meetings there. So I think I’ll be joining the Minnesota one to get familiar with the industry.
