Any recommendations for a free or inexpensive app for tracking expenses and mileage? New to real estate and hoping for a simple way to track. Thank you!

What books would you recommend for educating myself on the purchase of a 6 plex? I own and manage a duplex but know this is a different animal. Looking information on cost analysis as well as creative financing. 6 units 2/2 1100 square feet w 1 car garage Pool on property C zone Built 2007. I’ve read a bit about looking for budgeting for Cap Ex, vacancy, pest control, property manager (in case I don’t end up living in one of the units) taxes, checking to make sure zoning is right. What else? Thank you in advance!

@Jamie Roubinek I have the ‘advantage’ of driving a few hours to work each way once a week and that allows for a lot of time to listen to podcasts etc. I read a lot of emails that come from BP in regards to general investing and follow BP posts that mention Mobile Homes. I follow John Fedro religiously. He runs his business ethically and honestly. I’m just moving forward with actually making the commitment to purchase in the next 45 days- keep you posted!! Looking forward to connecting and keeping in touch.

@Debra Arrants I’ve listened to a lot of John Fedro’s podcasts- Mobile Home Investing (.net if you’re wanting the website) He’s also on YouTube- tons of information. Also, Fred Rolfe. The Mobile Home Park Mastery Podcast is good too. Hope that helps! I’m just jumping in to the mobile home angle. Good luck to you!

@Rachel H. Thank you so much for your information. I have found some local meet ups but nothing that’s specific to mobile homes. I’ve got my action plans to talk with park owners but I’m adding dealers to my list too. Looking forward to this next step.

Any info is appreciated. I have the flexibility to look out of state for deals but will be most comfortable learning the ropes close to home. I know the relationship with the park manager is paramount so I'll be looking to build those relationships at several local parks. Thanks for any tips you can offer!

Happy Tuesday!! I am jumping in to the mobile home investing strategy and hoping to connect with other like-minded and motivated people. I've read, listened, planned and plotted, and now it's time for ACTION. I'm brand new to RE and have purchased a duplex out of state to start. My real interest is with mobile homes though. I'm looking to connect with local investors that see the value in the mobile home market and talk business building ideas and support.
