Multi Family 6 plex purchase

What books would you recommend for educating myself on the purchase of a 6 plex? I own and manage a duplex but know this is a different animal. Looking information on cost analysis as well as creative financing. 6 units 2/2 1100 square feet w 1 car garage Pool on property C zone Built 2007. I’ve read a bit about looking for budgeting for Cap Ex, vacancy, pest control, property manager (in case I don’t end up living in one of the units) taxes, checking to make sure zoning is right.
