Is it a good idea to: purchase a property using a hard money loan (18 mos terms), then use a quit claim to flip it to another investor before the 18mos is up? What are the risks in this? Is it even possible? How soon after closing am i allowed to assign my rights over to another party?

OK. I am a wholesaler and I have a property under contract. I sent emails to buyers as well as other wholesalers. Two of the wholesalers would like to pass the deal on to their end buyers. And I'm just trying to make sure I don't get screwed.

I need a sample of a simple non-circumvention agreement from one wholesaler to another. This is my first time... please be gentle.
