You've came to the right place Nate Duke I've been wholesaling here in Springfield for about a month and a half now and I've already met a bunch of great people that would be willing to help you!

@Account Closed Thank you for the advice Tim. I have back out clauses, as well as a clause that says he agrees to give me access to the property and I am able to pursue all legal remedies because he does have to sell to me, but I don't think it is worth it. I'd rather just move on, I gave him the best offer that he's had on these three properties so he has more to lose than I do.

Hello BiggerPockets,

I am a wholesaler. I recently got three properties under contract earlier this week. The seller lives about an hour and a half away from his properties and we met at a local coffee shop to go over the contract and sign. I made a couple of mistakes during this process as it was my first time getting anything under contract.

1) I never asked the seller to bring copies of the keys so I could have access to the properties.

2) I did a bad job at explaining that I would be needing access to the property before closing in order to allow for inspecting and my end buyers to come in and look at the properties themselves.

I've spoken with the seller since, 90 year old gentlemen, and he doesn't want to give me access to the properties until we have exchanged title at the title company. I've told him that there will be a lockbox on the properties which he will have access too. Didn't budge. 

When I first took a look at the properties, it was just the estimate repairs so I didn't take any pictures aside from a video walkthrough of 2 out of the 3 properties. I really put myself in a tough spot here and I don't want to cancel the contracts, but I am not sure what other options I may have. Any smart buyer is going to want to go inside and take a look at the property before they decide to purchase it. 

Any advice? 

Hello everyone, I am a wholesaler here in Springfield, Mo. I am looking to connect with Cash Buyers, Landlords, Agents and other wholesaler's in my area. I know us wholesalers tend to get a bad rep for doing a bad job, being unethical, etc. I am not looking to be a representation of that stereotype. My partner and I do our research on every deal we come across, we are transparent at all times, we are always thinking "win-win", and we take this business serious. I am looking for people who are the same way!

Jamie Engledow Yes it does make sense, but I am not a buy and hold investor. If I were, then I'd just use it as a rental. I haven't told her that I am a wholesaler, but that was what she came to me with.
So I'm a wholesaler in the Springfield, MO area. I was driving for dollars and came across several FSBO's. One seller in particular (elderly lady, getting too old and was a landlord) has a property for sale that is in great shape. She told me that once she signs the papers, she wants the deal to be done. She doesn't want me to list it, or sale it to a third party, she just wants it to be where she sells and I buy and that's the end of it. As a wholesaler, you see where this can be a problem for me. I don't want to lie to her, or go behind her back. Any suggestions?
