Yes, that is Ca Law. The amount of profit is not required to be disclosed, though.

I do double escrows! I have title companies that I work with on them, too. :)

FYI - I live in Corona and have been doing these types of deals over 15 years. I used to be a Title Officer, too, so I have a wealth of knowledge and a team who can get these done from beginning to end.

I do all investor deals, too. I am an escrow officer and have plenty who can vouch!
