We are an escrow driven state, I dont know of any title company willing to take on the escrow role without an Escrow Officer involved.

Hi all, 

I am an Escrow Officer in So Cali and you would be (or maybe not be) surprised at how many investor deals I handle for NorCal. Seems they are getting fewer and farther between with investor-friendly and competent EO's. I am always available and I have a network in those parts, too, so I am always putting deals together and saving them from falling out of escrow! :)

I am an Escrow Officer (in Cali, mind you) and we are not legally allowed to accept starter checks, so be prepared to wire or cashier check everything until you get checks in. :)

Why not double escrow this and let an Owner Occ end buyer get it with a 203k loan and you jsut have to fund to close (use hard money or transactional funding or good ol' cash).

As an Escrow Officer, I have done probate auctions, nothing too different than regular deals, just follow court timelines and WIN THE BID at auction. :)

The son could still purchase as all cash, with your funds as Third Party Deposit. Once they close, record a mortgage to secure your funds and when they can refi, then you get paid off.

I am an Escrow Officer who can help you! I always suggest opening escrow now, get the prelim etc started and I will hold on issuing escrow instructions until you are ready.
