@Azizbek Rasulov - white plains is the closest city to NY. Everyone escaping NY but still wants a city vibe is flocking to White Plains. Amenities are the same but less people.

I will say this - all of our voucher/housing assistance tenants have been on-time with their portion of the rents and the county has been paying on time.

I would do a land contract with a balloon payment after 3-5 years. At which point you can renegotiate the terms or they find other financing to pay the balloon payment and get the deed.

I always have my sellers keep the title in their name until there is a full payment to them in whatever form that needs to be in.

Many of these buyers are also thinking about tax benefits where a loss isn't a big deal. Especially when they are using a 1031 exchange so that tax benefit is playing into their ROI.

Bigger Pockets Pro’s get residential leases for each state. They are landlord friendly and (from what I understand) written by attorneys. I would have them sign a NEW lease with you. Give them 60 days notice that you will be increasing their rent by $110/month and will include the $50/month (or whatever you decide) pet fee in that $110. 60 days will give them enough time to find a new place if they decide to move and you can start planning your renovation to raise the rent even higher.

We have always ordered the finishes and fixtures ourselves.

Our most recent renovation was a mix of Wayfair, Home Depot (contractor friendly) and Lowe’s (home-design friendly).

Wayfair for the dark oil brushed shower fixtures. Home Depot for the cabinet, tiles, grout etc. Lowe’s for door hardware. Benjamin Moore for paint (always!).

There should be a specific section in your lease that addresses the consequences of adding a pet to your household without written consent. $250 cleaning fee? Forfeiture of 1 month’s amount of security deposit?

Remember that it has to follow fair housing laws.

@Kiet Ho if the interest rates were sky high - yes. With today’s interest rates, leverage is best!
