Anything walking distance to the beach is going to be HUGE this year because of how stuck at home everyone was.

White plains, NY (like Stamford but smaller footprint) is going to explode in the next 5 years.

Al Strazza in Fairfield & New Canaan is the most down to earth, cheapest and easiest attorney I’ve worked with. He’s done all of my NY a& CT a closing for the last 3 years.

Clare Bolduc in Greenwich is the most detailed attorney I’ve worked with but she comes at a cost.

It's a must for us for smaller buildings. Larger buildings, not so much. Why? Because with a smaller building, we need to be able to fill that vacancy immediately so the cap rate stays up. Larger buildings have a bit more leniency with vacancy because one unit being vacant doesn't affect our cap rate as quickly.

Also - we avoid rougher neighborhoods no matter the district. Why? Because unless a bunch of landlords or property owners band together, it is hard to pick the neighborhood up out of the dumps which will always reflect in resale value, rent and appreciation.

Good School Distict

Pros:

•quicker resale process

•faster appreciation

•quality of tenants may be skewed towards those with less turnover

•easier properties - normally 1-3plex

Cons

Typically higher taxes

It sounds like it could get messy if you don't split up the transactions. I believe the cleanest way to do this would be to have the property appraised at that point and purchase it from the LLC. The original partners, including yourself, would be paid back all investment & equity. You would be purchasing at fair market value.

What an awesome position to be in. Unfortunately there is no buy and hold property that’s “buy and forget”. You will still need to manage it and put out fires (problems). It wouldn’t make sense to hire a property manager for such a small property. You’re profit would be gone.
 If you’re willing to take a very small mortgage, you can get a duplex in mid Westchester. If you are definitely against financing of any kind (even with rates being very low), you’ll want to look into northern Westchester - think Yorktown, somers for higher end with higher rents or Peekskill/Ossining (possibly a fixer) for a triplex or four unit with more turnover and lower rents. It’s important to look at taxes. Many of our municipalities have village, town, county and state tax (Pleasantville NY).
