@AL-Teef Jones you could also call the township clerk. They more than likely will have the owners name. Sometimes a forwarding address is left but most times not. I've had to do an extensive search in order to find the owners of the properties I was looking at. 

@Kristina Heimstaedt You learn something new everyday! Thanks for sharing. I have never heard of that site but I'm going to look into myself.

@Michael Flynn great question! I always wondered why it takes so long, if at all, for the REO agents to respond to the offers I submit for my investors. Sometimes I feel like I'm being blind sided in that my clients offers aren't being fairly considered.

@Ron S. that's the first thought that came to mind as I read the post. I would've immediately backed out or presented my concerns to my broker (as an agent). As an investor it is more difficult to know and understand what is ethical or not. It's important to have a well experienced attorney at bay to protect you from all sides. Just a suggestion Michael.

@Jonathan Greene what has been your experience dealing with REO properties?

I agree with @David S. I'm assuming that you are not currently working with an agent. My advice would be to work with the sellers agent or connect with a buyers agent to protect your best interest. A small mistake can cost you a boat load of trouble. Did the seller direct you to speak with their agent? Did the seller make you aware of the type of agency agreement they have with their agent? Although, I don't believe you would be held responsible ( especially unrepresented) the sellers could be and it would just give you a big headache. It's not to late to reach out to the sellers agent or hire one to represent you.

@David Weintraub great advice and very informative. Thanks for sharing. I'm soaking up so much information from BP members as well as hands on experience. I want to make sure that I have a solid foundation (as much as possible) before I do my first investment. Knowledge is power!

@Mark Scarola Thank you for the additional information. As I'm growing in my knowledge of the investment world and soon to be an investor I'm always looking for new information. I hadn't realized that investors were forming an LLC per property.
