Problem is , the opportunity cost. We did not do other deals because we signed this contract . It's been a year prices have gone up. Builder may be trying kick us out so that he can sell at higher new market price to new buyer.

Signed a contract with a builder to build new home in OR. Lots/land is owned by the builder.Contract is under the escrow. 

Home was supposed be ready 6 months ago but builder is not reachable.  He doesn't pick up phone or respond to messages. Realtor also complained about the same. Contract is in  Salem OR. Given the situation what are my best options. Can I put lien on the land parcel?

@Sandi H. Here are the issue with your strategy

1. You WY/DE Holding LLC must file as foreign entity in the state where the property is located. You have to pay taxes in state where property is located. Without this your WY LLC have no protection on the state where it holds the property.

2. "holding" LLC that does not operate or do business"

Your Holding LLC is doing business in CA because you live in CA. You must pay CA 800, plus WY fees is any

3. You must may following expenses

    a. 2x800 to CA  (CA and Wy LLcs)

    b. WY LLC must pay in every estate for where is receives rental income. Register as foreign corporation.

@Tim W. Because of your CA residency , you will need to pay 800 CA for your OH LLC. You can also by the OH property under a land trust. If you already have a CA LLC , you can make CA LLC beneficiary of the OH land trust.
