Hey Mel, welcome to BP and the investing community!

Below are some start up suggestions that another investor suggested to me when I started on BP.

Start here. You'll get a wealth of REI knowledge and learn how to take full advantage of Bigger Pockets (including how to connect with other Orlando investors:).

Listen to thepodcasts, get active on theforums& set upkey word alertsto be notified when people are discussing topics you're interested in.

I'm an new investor that is looking to start purchasing rental properties in the next 8 months.

I wish you all the best! Let me know if I can help you in any way. I'm not experienced seeing I have just started, but have learned a lot and have started building a network of excellent investors.

Below is a list of books I have read and I highly recommend to any RE investor:

The Book on Flipping Houses: How to Buy, Rehab, and Resell Residential Properties (BiggerPockets Presents...)

by Mr. J Scott, Mr. Brandon Turner, Mrs. Carol Scott

The Book on Estimating Rehab Costs: The Investor's Guide to Defining Your Renovation Plan, Building Your Budget, and Knowing Exactly How Much It All Costs (BiggerPockets Presents...)

by Mr. J Scott, Mr. Brandon Turner, Mrs Carol Scott

The Book on Investing In Real Estate with No (and Low) Money Down: Real Life Strategies for Investing in Real Estate Using Other People's Money

by Brandon Turner, Joshua Dorkin

The Real Estate Rehab Investing Bible: A Proven-Profit System for Finding, Funding, Fixing, and Flipping Houses...Without Lifting a Paintbrush

by Paul Esajian

The Millionaire Real Estate Investor

by Gary Keller and Dave Jenks

HOLD: How to Find, Buy, and Rent Houses for Wealth Paperback

Welcome to BP Shane. Great to see more investors from the area. I'm looking to join CFRI also so hopefully we can connect there.

Best of luck with everything,

 Julian,

Thank you for the welcome and the local real estate community has been phenomenal so far. The philanthropy of the real estate community far exceeded my expectations!  Connecting with you at the CFRI meeting would be great.  My first meeting was last week and it was great! I'll keep in touch.  Thanks again!

 Ryan,

I know what you mean and thank you for taking the time to welcome me.  The knowledge is addicting in my opinion and there isn't a day that goes by that I'm not studying a topic.  Most of my time goes to studying real estate seeing it is something I'm passionate about and I enjoy the challenge.  Its nice to have someone I can relate to.  I've been waiting a long time to finish my degree so that I can devote all my free time to real estate.  That time has come and I can't be more excited! Thanks again for the support.

@Dan Oliver and @John O'Leary are great local guys to connect with.

Here are a few tips to help you get the most out of BP:

I'm an active investor & agent in the area, so feel free to reach out anytime.

I wish you all the best Shane!

 Andrew,

I greatly appreciate all the tips you provided and the welcome to the community! I will certainly take your suggestions to heart and go through them all.  I'm constantly studying and can now study what I enjoy as opposed to what I have to study for my degree. Every minute I spend in the car I'm listening to audio books about real estate and when I'm not driving I'm reading books and articles to make sure I'm prepared before I get into my first transaction. I feel I'm now ready to start gaining real world experience. I know that you can have plenty of knowledge, but this knowledge is no substitute for real world experience! I will reach out to you soon to further network with you.  Thank you again for taking the time to provide these suggestions.  I'm hear to learn from other and one day help others once I have experience.

Welcome! It sounds like you are forming a solid plan! The best thing you can do for your first few projects is partner up with an experienced real estate investor while you get some skin in the game. Good luck!

 John,

Thank you for the advice! A good friend of mine of 10 years and also my private money lender has been mentoring me and helping me a lot.  The disadvantage is that he lives in New York City where he owns apartment buildings.  I would like to find someone local to assist me as well which is one reason why I'm networking via the CFRI association and the BiggerPockets community. I hope to help others as I gain experience as well. Thanks again for taking the time to welcome me to the community!

You're in the right place.  BP will help you get started and answer all your questions.  Continue to go to the meetings and network.  Also consider GOREIA.  We meet on the last Thursday of each month.  Check it out if you can.  Don't hesitate to reach out with any questions you may have along the way.  Best of Luck!

 Dan,

It certainly seems like it as I've already received a warm welcome from many in the community.  I've been utilizing resources from the BiggerPockets community for quite some time now as I've been going through the education process along with reading books, ect.  I will certainly check out GOREIA and appreciate the reference.  I want to surround myself with other successful likeminded people just as I've done in my professional career. I appreciate the support! Thank you.
