Hi @Jeffrey Hunter! I am a local real estate agent and an investor based out of Keene! I love seeing other people get into this at a young age, and would love to meet up and talk some real estate with you. I also host a real estate investing meetup here in Keene once a month, it was at Modestman this month so feel free to come out to the next one and meet some local investors.

Hi, my name is Shane Moynihan, I am an agent and investor out of Keene, NH and I wanted to put on this event to meet some like minded people around the area. There is never really any meetups in Keene, so I decided to put one on. It will be the first one I have done, and planning on doing monthly but the plan is to just talk real estate and make connections! @Shubham Rajput Most landlords will having something in the lease that mentions if this is allowed. But I know if they do allow it they will probably want a background check on the person that you will be renting it out to.

@John Woodhouse and @Andrew Freed I have updated the post on my profile and added an exterior photo, no interior photos yet. 

And Andrew, as far as the numbers go I am renting the downstairs 3 bedroom unit for $1,550/mo with no utilities included, which is still below market here. And once I move out of the unit I will be occupying I should get roughly $1,600-1,700/mo, and my cashflow should be around $1,100/mo on this deal. And I did small renovations to the unit I am living in, paint, flooring, and bathroom that totaled about $2,000.

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $250,000
Cash invested: $25,000

No cashflow at the moment as it is going to be my second owner occupy building.

Hi @Aaron Leger, I agree with @Cameron Stewart! I am an agent and investor in Keene, NH. I started investing in 2019 and just closed on my second building last week! Keene is a really good spot because the buy in price is reasonable and you can get pretty good rental rates. Then you also have the option of trying student housing with Keene State College, and a lot of those rooms go for $700 or so a month. The only negative I can say for Keene is the high property taxes, but if you work them into your numbers then no big deal! Let me know if I can be of any assistance always enjoy helping investors!

And I can't speak on VT too much, but I have heard that they are pretty strict with multifamily regulations where they have to like inspect your property every couple years or something. Not sure how true it is just have heard that.

Hi @Kyle Dube, there is a Real Estate Investing Network of Keene that usually does monthly meet ups. Unfortunately the next one is not until September. But they have a page on Facebook, let me know if you would like me to add you to it!

Hi @Christina Rodrigues, my advice is very simple but wanted to put it out there any way. Just educated your self as much as possible until you feel you have a good understanding of the real estate investing game, then just pull the trigger. It's always nerve racking at first but at least you're getting into it!
