Is there an easier way to compare home loans through different banks around my area besides walking into each of them and having a sit-down?

Word of mouth is probably the best way to find a good contractor. My father is a contractor and he has always run his business through organic connections. Google reviews might let you down because a lot of it is just whoever spends the most on SEO. Your last resort should be a Google search.

I know the questions may vary depending on the property, so maybe the top 5 for each would be super helpful!

Assuming you get a few prospective tenants, you'll then want to vet them to ensure you don't have a serial evictee on your hands. What I usually do when placing an ad is clearly outline my Tenant Qualifying Criteria (you know, things like: a decent credit score, no prior evictions, no criminal convictions, etc.). When a prospective tenant calls based off any ad, I'll again go over those criteria with them. And I'll go over it once more when they show up to sign and fill out the application. If someone knows they have an eviction on their record, they likely won't go through the whole process and pay the $25 application fee. 

Really, the key is to get the word out that you have an available property. Online platforms are where most everyone goes to find them. Google "apartments for rent in [your city]" and see what pops up at the top. Then do what you can to get your ad on those sites.

Hello Everyone,

I am a beginner in the Real Estate Investment game, and I am having a bit of trouble finding what other owners charge in a specific area whether it be an apartment complex, single-family, condo, etc.. I would assume the only way to be sure is to ask the realtor, but then you go down this rabbit-hole of other questions.

What do you all do, or suggest?

I have been looking at condos and apartments here in Texas for sale. Recently I started using the Bigger Pockets calculator to figure out some of the finances. I have a few questions that might be stupid to some, but I really would like some answers haha.

1. Are there banks located around here that will allow you to put %10 down?

2. What are the average cost for expenses for a 1 bedroom 1 bath? 2 bedrooms 1 bath? 2 bedrooms 2 baths? (Electricity, Water, Etc..)

3. What expenses do you usually have the tenant pay for?

4. What are the best questions to ask the realtor selling the apartment?

5. Any other tips?
