Well I would be remiss If I did not mention that I help to syndicate projects and am happy to chat with you about any ways I can help add value and education for you.

That being said there are plenty of great folks many whom I know on this platform.  Local meetups In your area but try to search MF and syndication specific as for example many groups here in Atlanta focus on flips.

Attending a conference if you can as well makes a great way to put a face to face connection in place.

I’m writing a blog piece on this currently but my recommendation before you attempt to syndicate or raise money is to participate in at least 1 if not 2 Syndications as an LP.

Reasons being you will essentially get paid to learn, you will build your track record, and you will be able to see what it’s like from the perspective of those you will eventually raise money for .

In regards to the overall Medical Office outlook, it still remains strong, however what your seeing is also a shift to large, concentrated outpatient medical parks that are on stop shops from Primary Care, Derm, Outpatient Surgery, among other specialties.  My opinion is shaped from my 7+ and ongoing work in healthcare staffing

I have some partners in senior living and we focus on SNFs on both a management contract basis as well as acquisition strategy with our in house management.  Healthcare and Medical are great places to be but you should definitely understand it before diving in.

 I would get very clear on where you want to go in the journey.  In any instance as you build, if you really want to go deep in the business you will be paying to play at some point, whether that be as mentioned through mentoring or investing in a syndication as an LP, which could help develop relationships further to bridge into cap raising.

I personally have done all of the above but in knowing what I know now I would try to get even cleared on the end path you want to end up on.  From there get good at developing deep and meaningful relationships, not transactions.

What is your FTE or any other source of income /time spending for you?

For me I am in sales and commission environment so I prefer to spend more time on earning commissions which in turn I can pump into more passive style opportunities.

If I was in a role where it required less time or had less earning upside I would most likely be more in favor of hands on

I started at my sales job with a salary of 28,000 and a 4% commission rate. I then proceeded to work as hard as humanly possible for the next 5 years.

7 years later I am accredited and have participated in over 8 MF and commercial investments as both LP and GP.

Anything is possible when you combine vision with hard work!
