Hey @Suhaib Rehman.  Merced and Atwater are really good markets to be in.  $100k would make a good down payment on a single family in a good area.

If the lease agreement is signed and it doesn't state these items will be addressed I don't see how the PM or tenant can force you to do anything.  Then again, if it needs to be done, maybe request a couple of other bids to save some money.

Your current manager probably has that feature built into their management software which makes it very easy to track.  As far as I know the company that does it, is partnered with the software.  I would just require a renters insurance policy from the tenant.  Make sure you are listed as an additional interest so you are notified when it is canceled or renewed.

@Vijay Jain In my experience it takes us about 45-60 days for an eviction in Merced.  3 evictions seem a little high.  Some areas in Merced can be difficult to find good tenants.  Give me a call if you want to talk about it. 

@Gilbert Dominguez isnt the high speed rail being built to cut down on the commute from Merced to the bay area?
