5 Bed 3 bath Home in Merced CA ( near UC Merced ) for Sale

Hi,

I am under a contract to buy 5 bed 3 bath SFR near UC Merced of approx 3045 sq. feet on 7000 sq.ft lot built on 1980 from an auction for $290K. I am not sure if it is a good deal even though i looked-up Zillow and Trulia both of which shows approx $310K. Appreciate if someone local can chime in on the price.
