In that area, Riverbank/Modesto, you can probably do a little better than $1k per month depending on the condition.

In my experience homes with space, as in 1-20,acres rent very quickly and at a premium.

If your landlord uses a C.A.R. Contract there’s a provision in there to terminate the agreement if there will be substantial renovations. May be able to use that to get the tenant out.
