right, there are many companies that does the auction, But what i'm mainly looking for is to obtain information from all the companies and listings that fits my criteria. 

I'm interested in learning how to obtain the best information on residential and commercial properties. I've been to the auction several times, 70% of the time i've seen people bring in their own list of properties they're interested in. What is the best way to obtain those?

I've tried websites like foreclosure.com or realtytrac but they all will search from county to county. If there is a website that will allow us to search for the whole state, that would be much better.

I've heard some investors buy a list from a realtor.

Has anyone been doing this for a long time and guide me in the right direction?  

what's the average cost psf to build a townhome? I know it's cheaper to build a townhome then a house.

I'm looking to build 16 town homes in the atlanta area around 2500sf each?

How do I find good contractors?

It's in Atlanta ga, not sure about the value around but forget the expense and land value my question is if you had a 30 acre land in a decent area what would be more profitable?

Or let's say what's more profitable apartment complex? Subdivision? Any other things?

if you can get a 30 acre land whats the best way to make the most money out of it?

apartment complex?
sub division ?
rental homes?

Right now I live in a house that's owned by a different family member. I will own my first investment property next month. But I wanted to know how can I use the maximum deductions.

I had a question, lets say someone makes around 100k a year. They would end up paying 17-20k in taxes... whats the best way to file it?

If you buy a 100k house and paid it off what happens then? you dont pay that much tax?

any advice? this is my first year buying real estate and filing taxes together need some ideas! thanks

I'm wondering what kind of agreements people have with their tenants?

They do all repairs

They pay half of the repairs

You pay for all repairs

I'm wondering because if you pay for everything they might misuse it. Can we put in the lease that they should take care of all repairs?

Hi guys, I'm in the middle of buying my first property. I would like some suggestions.

How can I make a decent money with financing 1 or 2 homes that are around 140k

Avg rent is about 1200-1500 in this are. How much down money would I need to make a decent cash. I can put 5,10,15,20% downs but I would like to now what the pros have to say.

My goal is to buy 1 home every 5 months and finance it, I know after 5 or 10 homes it gets tough. At then I will consider buying with all cash. But for now what's my best option?
