Buying 1-2 houses around 140k how much to put down?

Hi guys, I'm in the middle of buying my first property. I would like some suggestions.

How can I make a decent money with financing 1 or 2 homes that are around 140k

Avg rent is about 1200-1500 in this are. How much down money would I need to make a decent cash. I can put 5,10,15,20% downs but I would like to now what the pros have to say.

My goal is to buy 1 home every 5 months and finance it, I know after 5 or 10 homes it gets tough. At then I will consider buying with all cash. But for now what's my best option?
