Hi everyone! Currently looking to start a partnership with some friends for real estate investing. Currently have one property that will not be included definitely. Two of the members are stationed overseas, I am located in Texas. We are looking to invest in Texas and Georgia.

We would like some advice on setting up an LLC, are there any attorney recommendations for Texas that are familiar and great with real estate investing we can work with? We will be using the LLC to purchase properties.

Also would it be best to have another LLC for Georgia or a branch under the LLC we establish?

Found a property to invest in, offered the sellers only $1,000 less than asking just for minor items, also asked seller to pay full closing and to close in 30 days. Sellers countered with full asking, only paying 3,500 in closing and they want to push the closing date to December 31st. Thing is I am traveling and won’t be in country. So I countered full asking, they pay all closing and extend closing no impact to January when I am back. Their counter was full asking, they pay all closing $5,500, but raise the price by $2,000. The house is still listed at the full price we offered and we are already willing to extend closing date. I don’t think asking for full closing is unreasonable since they are getting what they advertised the house for....any advice?

Has anyone experienced this....Countered again with best and final...full asking (not the additional $2,000), they pay all closing, and we can agree to their extended closing date request but now in January. Or they close at the original date and pay a pro rated rate of the mortgage and other fees. Waiting on a response from seller..

Is investing in a mentor program usually worth it having a guide help you build wealth with wholesaling or fix and flip? Or is it better to try to do it on your own and stick with a strategy? Nothing is guaranteed...weighing pros and cons... Any insight?

@Will Pritchett thank you for the feedback. It definitely helps. My concern was it seems that it would probably be best to look in the NE of San Antonio (Did not like what I was shown in that area though). But sounds like it will still attract renters in the SW. I’m still fairly new to investing..so need properties that are turnkey to generate funds that can be reinvested. Thanks again!

I have read a few posts about investing in San Antonio.  I met up with a realtor who lives in the area, was shown a few homes. There are may new communities in the area, especially near 1604 and 90. 

Is it worth investing in the new builds? I notice DR. Horton and many other builders are building in San Antonio. Is it worth investing in the 78252 zip code? Trying to decide, the NW area seems strong but wondering about commute for renters.  

Any suggestions on zips to invest in? looking for buy and hold property - rentals.

Hey Jeff,

Thank you for your service! It's always great meeting a fellow veteran. The number 1 thing is a solid team. I do not have a real estate license so I have been calling around and talking to realtors to find someone trusting to work with. I also contacted a lawyer, title office and accountant. I will be looking for contractors also. I believe if I can get these roles in place then when I start I am not scrambling. Getting a good team where everyone wins and closing the first deal will help to get me started.

Hi everyone my name is Shanair and me and my coworker Mark are just getting our feet wet in real estate. Real estate is something I planned on doing for a while but always thought I needed to generate income. My background includes 10 years Active Duty and I own one property that I currently rent out in Atlanta, GA. I've watched multiple seminars and actually physically been to some.
