I did final walk through and it was working fine. AC pressure is 50% only. Don't know what happened in between. Well I just need to digest those kind of cost as landlord. I might keep house for few years only so that why not spending too much money on new equipment. I just fix it temporary and move on.
Property is vacant now. I called Dee technician and they said it's old machine and might be leak in coil. I will go with refill freon which will give me year atleast. If that doesn't work, I have to change coil for 1600.00
After buying rental property I found that AC is not working at all. When I did inspection it was working fine. I am not planning to keep house more than 2 years. AC is not fixable. What should I do? Try to find cheapest fix.
I just bought rental property in Houston,Tx. Now looking for tenant. I gave property to management company to find tenant. Normally what is the waiting period to find tenant?

Thanks everyone for your update. I am new to Texas and dont have any experience here that's why thought let me get experts opinion here. I am glad I present my thought here and got good advice. Do you suggest any other tool along with SmartMove to screen tenants?

From my experience charge 20% more rent and ask for double rent deposit. If everything looks like before then return deposits. Still charge 200 dollars for cleaning after they leave.
Yesterday I was talking to my realtor and he told me how bad tenants are getting smarter by using existing process. I thought let me share and it might help someone to stay away from bad tenants. First they find a rental property and then they start paying rent regularly for few months. Suddenly after 2 month they stop paying. 3rd month owner send notice to tenant. 4th month owner go to court to get eviction notice. Almost 5th month court send notice to tenant and tenant raise objection. Again it delay another month and court send another notice after clearing all objections. 7th month constable goes to our property and find tenant is gone already. This is how bad tenant keeps doing it and they also spread their success stories to others. I don't know if it is true or not but does it really take that long to get rid off bad tenant. Is their any work around to expedite process? What tools are available to find good tenant? What credit score is required?

I have limited cash and I need to pick right property to grow in real estate world. I would apply your suggestion before I bid for any properties. I would like to thanks everyone for your input. I will update you when I buy my first property in Texas. Thanks.
