Ok, so what are the top 3 markets for long term appreciation and at a minimum not negative cash flow? say for SFHs LTR.

what i'm finding in FL is hard to find props with positive cash flow due to high interest rates, hoa fees, general higher price and not to mention very high insurance costs.

I have been in the search for sometime. My general assessments (this year) so far are, most HOAs are not rental investor friendly or have too many restrictions, costs etc. - way too may issues renting, updates, policies, rules, repairs etc. This is based on limited no. of States - couple of states including FL mainly.

I am very close deciding not to pursue rental property with any HOA and/or CDD.

Would love to hear experiences/guidance from SMEs here.

Its super high, based on my assessments this year, its very difficult to get a  positive cash flow property in most cases (some states may have it).

Hi All -

I'm a new landlord (out of state rental), I inherited tenants as part of the purchase of the single family home. The tenants had a month to month lease with termination clause (1 month notice per state law). the day after closing the property purchase, I provided the tenant letter of lease termination, delivered in person and had them initial the letter. Their move out date was March 31. 

I  called and texted them couple times till the week of March 31, they mentioned they were in process of closing on a house they were buying. But, end of March, when I called them, they said it did not close and they paid April rent on April 1. I re-iterated few times that I absolutely need the house empty asap, but given the social issues with virus, I decided to accomodate. I told them, to keep me posted and inform me on any new news. They do not communicate at all. I called them last week, they said closing date might be April 30 now. 

I have started to feel like, they are just stalling and buying time. I want to work with them, but I do need the house vacated by end of April.

What are your advice?
