All - have the same Q as @Becky Elder. Any experience or insight you can share for Yakima? I'm considering SFH or Condo or townhouse to start with targeting local college/schools.

I agree with Drew. Personally, my experience has been underwhelming with "investor" friendly agents. I look for deep market insight, guiding an investor for right neighborhood based on criteria investor provides and being proactive about helping filter thru' listings. Frankly, this process benefit Agents as well as Investor can get to actually making an offer quicker. This is a general statement (dont mean everyone), my experience with many agents are that they're quite 'passive'. Again - this is not based on large number of agent experiences ...

Hi - Sorry, if this has been asked before. I'm considering Birmingham and Huntsville area for SFR (3 bed/2 bath)/Duplex. Is there top level pros/cons? Is there neighborhoods to avoid? Looking mainly Class C or Class B properties - professional, students, small family renters target.

Also, there seems to be high risk of tornadoes/high winds - looked around for data. Does anyone have insight? Would appreciate it.

I'm also looking to build a local team to help and work with. Please direct message me.
