Can not find any information on the Real Estate Kingdom. I am educating myself on wholesaling and currently reading Todd Fleming’s book.

Have you tried this group? If so was it worth it?

I’m educating myself on ways to start investing with my situation. Don’t have much credit other than a credit card, student loans 😑 and car payment. I’m current on all but have a few medical bills that have my credit score below a 640. I have reached out to two loan originators and they want my score near 670 to work wIth me. Married with two children those medical bills on my credit are not able to be paid right away. Daycare and after school in my area are expensive.

Okay that’s a little back story on me and why wholesaling or seller finance will be my go to for starting my real estate investing journey! My plan is to start with either of these and save enough to put a down payment on a loan for a multi unit property. There is much more to my plan but that’s the base!

I am reading If You Can’t Wholesale After This.... I’ve Got Nothing For You by Todd Fleming and was curious to hear others story of their first wholesale transaction! Please share your experience and what did or did not work for you!

@Elizabeth Klingseisen This is so informative! Thank s for this post! I am finding myself in the buyers shoes now that I am starting. I have a few questions if you have time I would enjoy your reply to my following questions. Who writes the contract to put the property under contract? Is this the written agreement? @Ryan Webber this is a very old post but thanks for this explanation. I was able to learn a lot from this post. Do you by any chance have examples you would share? Example your first deal, bad deal, what to beware of? I also see you are a Specialist in wholesaling I am looking to start through wholesale, seller finance, or flip with hard money. Soaking up knowledge to narrow down my starting point.
