Hey All,

I have been on Bigger Pockets for some time now. I have taken the time I have been here to truly learn about investing. I want to learn more about land investing and flipping. Any good books anyone could recommend? I don't find much on this topic on basic internet searches other than what appears to be scams. Any help advice will be greatly appreciated.

@Lydia T. Thank you thank you thank you! I was under the impression that an assignment has to be signed from the seller to me then I assign the assignment to the buyer to buy! I just connected with another wholesaler in the area. Who sent me a purchase contract. I have two of them now. I know we are in different states but would you mind taking a look at them for me? Out of 5 attorneys one was willing to deal with wholesale transactions. She wants $150 to draft a document and $250 to review one. Not sure if this is typical. I know I am asking tedious questions but I want know unless I ask. Thank you for helping! I truly appreciate it and your helping me grow! I meet two sellers Monday. I'm jumping in the ocean hoping not to get into it with a shark or school of jellyfish! Thank you again!

Okay I got this definition online

An assignor is a person, company or entity who transfers rights they hold to another entity. The assignor transfers to theassignee. For example, a party (theassignor) that enters into a contract to sell a piece of property can assign the proceeds or benefits of the contract to a third party (the assignee).

Is this wrong? If so all I have learned the pass few months are questionable with my terms.

Confused now!

Yes if you are unable to find a buyer you are contractually obligated to purchase the house unless the seller will let you out of your contract or if you have a valid reason for termination.

 I have a contract and a real estate attorney. In the contract states property goes back to assignor if not sold in certain amount of days. Is this okay?

Meeting my first seller this weekend. Have a few real estate attornies to call that I was referred to. Wanted to know do I ask the attorney for the assignment contracts? If I do not sale the property to a buyer would I be stuck in the contract and have to buy? I have been suffering from over analyzing and finally getting out there!

Any advice or help is more than appreciated! Thank you in advance. Also anything I must have other than a buyer and good contracts?

@Lydia T. That is a lot but it made you much better from learning from your faults. This is motivation to hit the ground running and to just get back up until I’m able to keep a steady pace myself! 💪🏽
