As a Wholesaler (and rehabber/Buy & Hold) in NJ, what markets are still considered 'Seller Markets' where rehabbers are still Active?

It's in EVERYONE'S best interest to implement some type of mortgage deferal. If tenants don't pay but landlords have to, they will eventually lose these homes. The houses eventually become vacant/abandoned (esp. in inner cities) and we're back to accumulating blighted neighborhoods.

What does the exact language say on your contract in regards to the inspection. Do you only have 10 days to get inspected AND submit report to seller? Or 10 days to inspect and extra x days to get back to seller with issues. Do you have proof that you attempted to inspect within 10 days and was stopped because of their construction issues?

I do it from time to time. I may have done it a total of 20 times over the last five years.. I think the feedback I got was maybe 5 positive and the rest either didn't respond or considered it harassment.

I actually just got a call today from someone who asked me not to reach out to his wife via social media and they're not interested in selling. It's usually my last option. I start with direct mail, then phone calls, text messages, door knocking, and if I don't get a response then I will try social media. I don't let the negative feedback stop me. I want to make sure that if you lose your property , I know I did everything possible to try to reach you.

No more issues Ray. But when I was having them I did try uninstalling and reinstalling and it didn't work. Most recent issue was on there and and I received the email that it was resolved. I also confirmed such. Thanks.

Good day everyone. I'm curious as to whether or not anyone has successfully negotiated a nursing home judgment.

I've negotiated all kinds of judgments and liens but never came across a nursing home judgment for some reason. Anyone?

Anyone else having problems with the BiggerPockets mobile app? I've been having issues with it for quite some time actually. I put up with but the issues have seemed to have gotten worse. The threads on the forums seem to hang forcing me to shut down the app. Additionally my alerts tab no longer works. When I click on it to check the latest keyword alerts that have popped up on my radar, it just hangs. I checked with BiggerPockets support over 2weeks ago and they said it's an issue on their end. They have no ETA on this. I'm surprised no one else has been complaining about the app .
