Using Social Media to Contact Vacant Home Owners

I am a newbie in every way possible. I have been trying to catch up and follow the BP Podcasts and every one says to jump in the forums and get involved, so here goes!

In my neighborhood, I have noticed this vacant house. Most recently, the garage collapsed and someone did come clean it up, but there is no way someone lives there. I eventually see myself flipping houses and doing buy and holds, but right now I do not have the capital to do so. So, I looked up the owner's information and it is an absentee owner who should (maybe) have equity so I am thinking this could potentially be a wholesale or seller lending opportunity. Would you advise strictly using direct mail or postcards to reach out to people? Is it too forward to creep on his facebook/social media to get a hold of him to talk about the property?

Hi @Julia Bublitz and welcome to the club!!!  I, like @Ibrahim Hughes use social media as my last form of contact.  I'll find their information on the county parcel site, skip trace them using Whitepages.com or truepeoplesearch.com and simply ask them if they're interested in accepting an offer on the property.  If no one answers a leave a message, then wait a day to see if they call me back.  If no one calls me back, I send a letter to their current address, then follow up in another week with a call.  I've only door knocked properties that I'm REALLY interested in or that are on the sheriff sale list and I need to get a definite yes or no.  I wouldn't see social media as harassment if someone did it to me, but it seems more bold when I do that and door knock to get in contact with them.
