I'm also here in SD, but didn't have cash or experience to know how great the buying opportunities were post mortgage bubble, but I was thinking of exactly what you described in your post above about cashing out of a hot market and investing in a beaten down market and repeating if you can.

The main problem being you can cash out all your appreciated condos in SD, but would have to buy an equally appreciated complex if you could even find one...good luck with your strategy!

Wow, crazy story, but glad you saw the bright side of the picture and I'm sure you learned a ton from that experience.

I've been off this site for a while, but am anxious to get back in the groove and see if I can't pick up a property this year. Would highly recommend checking out the podcasts as I learned a lot of basic and advanced stuff just listening.

I'm so glad I clicked on this link from the daily update emails.

Two things I take away from this great story.

One is that @Brie Schmidt took massive action and got massive results, with a lot of hard work and great networking mixed in there. With all the hard work she put in at the beginning, it seems to be really paying off now, and even got her a great side gig with @Jay Hinrichs . When the snowball starts rolling down the hill this is what can happen.

Two is that she has an end game in sight, which I'm glad to hear is less than a year away!

Wow Jack, great stuff. Super motivational to read about the success of fellow BP folks.

I'm flying into Atlanta to go to a cousin's wedding up in South Carolina and hope to check out some of your market while I'm there. Deals here in San Diego are not in that same ball park.

Welcome to the site @Jamie Greenberg . Sorry to hear about your mother in law.

My goals are nearly 100% identical to yours. Currently I'm plodding away trying to refine a strategy that is as passive as possible. As someone above mentioned, notes is a good one. For now its saving up as much as possible and likely going with a mix of dividend growth stocks and property, but we'll see.

You have a great chunk of equity in your SD house that you can hopefully use to start your journey whatever it is, good luck and check out the podcasts for other great RE investing ideas.

I'm also from SD, but just missed the boat on picking up a condo or two when the market crashed here a few years ago. I'm glad to see you didn't and are enjoying the massive appreciation we had here the past year or two.

Based on your question on out of state investing, I'm guessing your original process with the condos will no longer work due to the higher prices, but would you mind divulging how you made it work with condos and HOA's, etc? Were you in it for cash flow, or just holding on till the prices bounced back up?

If it's proprietary info that you'd rather not share, that's ok too.

I'm also interested in vacation rentals and am just starting to look into this niche. Something to think about is seasonality of your vacation location. Good luck!
