I was a buy and hold up until a few months ago when I listed one for sale in Fresno.

Now I'm in the process to get my license to help other investors and myself. My experience with agents hasn't been the best. Maybe I expect to much. I look at it like this. Who would you fell more comfortable leaving your children with... someone that doesn't have any kids? or someone that has a few grown and well behaved kids? To me real estate is the same. Be careful who is on your team.

I really like Fresno but I also invest in Visalia. It is really easy to rent properties for < $1,000 per month. Huge tenant pool. I will invest in almost any area in Fresno, I go with my gut most of the time. I have a homes that rents for as little as $575 per month.

We can chat if you want to hear my strategies and how I got to this point.
