Hey BP Members, I sent out direct mail to single family residents and got a seller that’s looking to sell some land he owns. I’m not familiar the land aspect of real estate. How to estimate the value of land? I’m confused on what to offer because I know there’s really no comps in this situation. Any answers are greatly appreciated!

I'm new to small apartment investing. I received a motivated seller lead but the only data they have for me to look at is the P&L from 2016 and the P&L from January 2017 until April 19 2017.. Is It possible to formulate the NOI based off of that? Or exactly what information can I use from the P&L statement. Any answers are GREATLY appreciated.
