Great post!!! There are many amazing women on BP! And more coming out to meetups, and a few women's RE meetups. Here is a thread I started before that has feedback from other women on their thoughts on meetups, how to make them more comfortable for women, likes/dislikes, etc. I'm sure you know many of these things already, but maybe some can get ideas flowing for others too... :)  (ahhhem!!! Men out there!! @John Thedford.. )

Way to start a group and MAKE IT HAPPEN!!!

I'd also like to share some of the extra informative women on BP that I've been following over the years, in case you find them as helpful in the future as I have:

@Brie Schmidthas been inspiring to me, as another young investor breaking free with RE to travel and enjoy life :)  @Elizabeth Colegroveis a super sharp landlord with a BP blog I got to see again in person recently :) @Marcia Maynardwas nice enough to come out to speak at my Summit in SF as a great landlord (and person) and one of the prolific female landlord contributors to BP. @Jean Bolgerhas been an insightful contributor on BP, and one of the few on this list I haven't had the opportunity to meet in person.

@K. Marie P. knows more about the technical side of RE than I could probably learn in 3 lifetimes. @Shiloe B.is awesome and knows construction very well. @BeBe Chenghas been doing some great deals with similar sorts of properties I dabble in. @Account Closeddoes really well with a totally different strategy (that I really like too!). @Mel Selvidgeis a great person who's active on the forums and a local agent. @Anja Breyis a super awesome person!.. and might be interested..

These women have collectively have thousands of posts and votes on BP, decades of RE knowledge, hundreds of transactions, are awesome people to learn from, and in some cases, you'll get to know great folks! So get started in person sooner than later :) Great post!

@Penny Clark, you missed Al's Summit in Sac last weekend!! Time for you to start your own Sacramento RE Meetup!?

CONGRATS TO ALL THE WOMEN OF BP WHO ARE OUT THERE MAKING IT HAPPEN! AND DON'T LET THE HATERS WHO TRY TO TELL YOU WHAT SEXISM IS (OR IS NOT) LIKE DERAIL YOUR PLANS!!

Thanks for tagging me, @J. Martin!

Not sure if I am being ignorant here, but I'm probably one of those few that never really feel discriminated when it comes to my gender. I'm quite a rookie in real estate investment and was very happy to learn stuff from my female and male counterparts, especially those I met thru BP, like the good ol' @Amit M. (this tagging thingy is not working!) and our own J. Martin! And got lots of knowledge from @Clare H.

We have regular get together with this small group of peeps and I always come home with more knowledge everytime. So with that said, I agree with someone here who said it could be counter productive if we exclude the men from our group. But of course, to each his/her own.

Unfortunately, even though we didn't keep her entire deposit, which we had plenty of charges to justify, we had charged her for one set of blinds twice so we ended up having to reimburse her for that and pay her court costs. The judge sided with us about the tenant's responsibility to leave it clean and repair or pay for ALL repairs.
It was a good experience that has taught us NEVER assume anything and put everything in writing multiple times even if it seems obvious.

@Shari Posey: I was wondering how the tenant could be represented by a friend? I thought in a Small Claims Court you cannot be represented unless you are under 18?

Thank you so much you guys. Now, since the epoxy floor is already installed, removing it would be challenging. I was wondering if it is possible to put a vapor barrier underlayment right on top of it and then get a LVT as the finished floor?

And @Kurt F. to answer your question, the house is on top of a hill, on serpentine rock. And the unit I was referring to is on the first floor, about 1-2 feet below the grade around the immediate area. The terraced garden in the back area goes up to about 12 feet.

@Kurt F. - thanks for the feedback.

It was an old construction, but the seller remodeled and put in hardwood floors. We bought the house almost 3 years ago and not long after purchase, we noticed that the floor started buckling and later popped. So we got a contractor to remove the boards, cleaned up the concrete, sealed it, and put in new concrete/epoxy floor.

So what do you guys suggest for us to do to fix this problem? How do we find the source of problem first of all? Is there a company that I should contact to investigate? We rented this space (tenant is leaving next week) so will have to delay the next one, but wanted to make sure we get the place fixed soon enough.

Thanks again, appreciate your feedback.

Thank you for your feedback, @Account Closed

There was definitely lots of moisture on the floor, but unfortunately the contractor didn't check the moisture level after applying the sealant which we realized now was a mistake. But I thought he was the professional and there is a one year warranty on the job, so was surprised he didn't make sure everything was good before going ahead with the epoxy.

So we're trying to get him back here to see what he has to say, but also wanted to do a few test on the drain pipe, just in case there is a leak.

If you or others have any other thoughts, I would appreciate it as well. We're just hoping to fix this without spending too much time and $$.

I have an apartment that is below grade that had a wooden floor that buckled. We removed the floor boards and found moisture coming up thru the concrete floor underneath.

The American Leak Detection company came out to check water coming into the house, and no leak was found. No sewer/drain line was checked, however. Thinking that the moisture was a result of badly prepped work, we had professionals take out the floorboard, prepped the concrete, added assailant chemical and installed an epoxy coated floor about 6 weeks ago.

We came back yesterday and saw bubbles in some parts of the new floor, mostly in the same spot where the wooden floor had buckled, but also in other areas where the floorboard seemed to be ok before. The bubbles when popped had water in them.

Any thoughts on what the problem might be or things we should check/investigate?

@John Semanchuk

Hi John,

Was wondering what you ended up installing. We're in the process of replacing hardwood floor in the studio that sounds very much like yours. And looking into installing the LVT, but wanted to hear your experience first.

Would appreciate if you could let me know.

Thanks!

Thanks, @Ally H.. Makes sense. But let me know if they don't find anything close by. I actually just got a booking for a medical student doing internship for 9 months. But I think he'll have a car with him.

Hi Ally,

How close of a location are you looking for? I have a few units in Potrero Hill that I rent out on a monthly basis, fully furnished with washer/dryer etc.!
