Does anyone of you ever thought or experienced if your guests' visitors come to visit and get injured in your property? How would you deal with that?

I used CBIZ a few years ago and had a claim and was very unhappy with Tudor insurance, their local rep here in the bay area. I moved to Proper a few years ago and it is time for renewal now hence the visit to this page to see what options I have :)

Is she planning to legalize the In-law? That would make the house into 2 rent-controlled units.

If it was me, I'd rent out the entire house that includes the in-law to 1 party, 1 lease, which would make the house not rent controlled. I probably wouldn't spend much money on the in-law either, other than some cosmetic stuff to make it look nicer.

It's got to be the price. Have you checked Craigslist for other rentals in the neighborhood?  San Francisco is still a very hot market for rentals, if you price it right. My tenant gave notice end of September last year, I started marketing right away, started showing the house (after tenants moved out)  on October 25th got the new tenants to move in on November 1.  And this was in the Bayview neighborhood.

Thanks for the info - I didn't know that there is such coverage (wrongful eviction). Will have to check my insurance.

Oh sorry, just realized you said the rental is not in SF. Whew that should make things (slightly) easier.

If your rental in SF, unless it was built after 1979, after the annual lease ends the tenancy automatically goes month to month. This means you cannot just terminate tenancy without 'just causes'.

SF is very restrictive and specific in its tenants' law, so you may want to contact an attorney specializing in Tenants Law for SF. If I were you I definitely wouldn't take any advice from people from out of state, or not even from anyone landlording outside of SF. 

But you may want to check this site: https://www.sftu.org to get some basic info.
