Give a 3 day compliance notice. I would think she would rather not get the puppy than get a notice to appear in court at some point.

itemize the repair for the condition of the unit after move out. Be sure to charge for your time to remove the smell..and I'm sure your time is expensive.

That's about where mine is. Hoa is a little higher. Its a 2/2 1100 square feet, rent @ about 1300 right now.

@Gary C. I own a rental condo I Lakewood as well. A lot of what your return will be will depend on the area its in ( there's a wide range of "good" and "not so good" areas.) my return right now is not phenomenal, especially after HOA fees like Bill mentioned. However i am going to raise rents after April when the current tenant lease is up. I originally purchased mine based on the numbers but after broken furnaces , bed bugs, and the cost of evicting an inherited tenant..it didn't turn out as i imagined ha.

Does the condo bed any updates and repairs? What are HOA rates? Might not be a home run, but doesn't sound terrible.

@Pete Crutchfield , I am a residential realtor here in Denver and own a few rentals so I wish i could answer all your questions n but i can't ha. My best friend has been doing commercial here for years and owns his own brokerage and, i can't say he specializes in, but i know he has done a ton of non profit deals. @Brian Kraft i had the exact same situation..inherited prior tenants in a condo. Shortly after purchase they complained of bed bugs. They were some of the dirtiest tenants I've seen and there were alot of different people living there whenever i made house calls.You can spray and heat treat until you're blue in the face but it wont help unless the tenants are proactive. I knew the tenants wouldn't be so, amongst other issues, i had them evicted and then had the place sprayed. Its usually 4 times a year i think for follow up. There was not a bedbug addendum in the prior lease so i just spoke with the tenants and agreed that i would pay half of the 900 and they pay the rest.. Expensive tenants to inherit but it turned out well in the end.

@ Frank Houpt I did the Kaplan online course. It was great because it allowed me to work at my own pace on my own time. Esentially, you watch instructor led videos and follow along in your own work books. I really felt prepped for the test and did great. The real test comes when you get in with a brokerage and start to learn your way around the business. Good luck!

Hi Grace. If you're looking to keep something free for weekends and have it to yourself, airbnb and similar sites are most likely going to be your best bet. It will be hard to find another situation where someone would just want to rent it during the week. Not impossible, I'm sure, but not likely. I own a few sfh and condos in Nashville and have always had great returns. Denver doesn't have as big if an event scene but still has great potential for short term rentals and the like. 

Finding an affordable condo in the metro area that will give you positive return just renting during the week may be hard to do. Again, not impossible but you may have your work cut out for you. Let me know if i can help! Good luck!
