Post: Foundation repair causing stress on house frame?

I am under contract for a house that has a bowing foundation wall. This is a walk in basement house and it's on a hill. So there is about a foot of foundation uncovered (out of the ground) on the back side and not covered on the front.

A foundation company is recommending powerbraces (fancy I beams) to take the weight of the soil off the wall and evenly distribute it to the floor joists and the rest of the house. I feel like this will cause stress and shifting on the house frame as the only thing that it is secured by is the foundation. A third of the foundation is not even in ground so the only thing supporting it, is itself.

Can someone explain why this is a normal and recommended practice? I couldn't find any research about it online

I am looking at a house in Florissant, Missouri. Specifically old towne florissant. It's around 100k 1000sq ft and a 2 bed 1 bath. I am wondering what the market rent in that area for a single family is. Realtor.com shows rents listed around 1,000, is this realistic?

I am currently looking at a 3,100 sq ft house with a 550 sq ft detached garage. I would like to do a live in flip or possibly a BRRR. The problem is, I have no idea how to get a semi-accurate ARV. It's in a sub-urban to semi-rural area and all the houses that are close to it's age (within 30 years) max out around 2000 sq ft. So I don't know how to run comps on it at all and I'm at a loss on how to proceed.

Not needed (?) details:

We're looking at Jefferson County, Missouri

The listing price is 149,900

It needs a lot of work, including a new roof soon and work on supporting the floor.

It's on a septic.

Father's day is approaching and I often find myself scrambling last minute to find a gift that is useful enough for my handyman dad to enjoy. I wish he had a list of things that he would like, but often times you aren't even aware of what you want. As many entrepreneurs mind's work, when you are aware you want something, you work until you have it.

So, what are your most essential "didn't know I needed it until I had it" tools you have for house flipping, improvement, or real estate investing in general. Other than the Bigger Pocket's Calculators, of course ;)

Hello everyone! I am new to real estate investing but I have been educating myself for the past few months. I have an hour drive to my W-2 which allows me to listen to many podcasts. I do not have enough money to comfortably flip or rent yet so I am trying to get started out with wholesaling. From then I would love to buy a duplex that I could house hack and go from there.
