I would say you have an unmotivated seller @Michael Mullins or there is something they are trying to hide. If you get it under contract make sure there is an inspection contingency as @Pearce G. pointed out. Not sure how you are getting your leads, but if the seller is motivated which is what you want there usually is never a problem with seeing the inside of the house. Hope this helps :)

Curious on how many people are still seeing success in the Lansing area. I've been hearing from a lot of people that the job growth is stagnant and is driving out a lot of fix and flippers. Are people seeing more success with buy and hold then? Interested in hearing people's thoughts about the Lansing market.

@Matthew Rollo @Michael Smith Correct, you are going to want to deal with a buyer that you can trust not to go behind your back. If your brand new this may not be the best option to do while starting out because you haven't built a relationship with any buyers. We have only done this with buyers we trust.

I've done deals with other wholesalers, but always letting them know beforehand. You never want to wholesale a property that is already under contract by someone else. This is where the industry gets a bad name. This is called Daisy chaining and you should always avoid it. If you want to help the other wholesaler set up a Joint Venture Partnership and split the fee 50/50 or add your fee. Whatever works out for both you and the other wholesaler.

Post: How to find the owner of a vacant home

Here are a couple ways: 

1. County Tax Accessor for tax records to see if the owner filed a new address.

2. Talk to the neighbors. See if they know who the owner is. Sometimes the neighbors are watching the house for the owner.
