How to get a seller with a rental to let you see the inside

I feel so rusty doing this some times. I've been getting some leads, but all the sellers say over and over again to all my questions is how much are you going to pay me. And really I keep telling them I need to see the inside of the house before a can give them a TRUE bid. However, they have all the reasons not to let me in to the house.

How do you talk them into letting you see the inside of the house?
