Both sides are raised rent compared to last year. The other reason I'm not raising as much is the new tenants are high-quality tenants and want a 2-year lease. I'm adding in an acceleration clause so that the rent increases in year two but this adds value to me so I'm ok to raise it slowly. Thanks for your input.

I have a duplex with identical 4/2 units. One side is renewing this summer and I've told the tenants their rent will be $2100 per month for next year. The other side lease ends a few months later and the current tenants will not renew so I'll have to place tenants. I think market rent is more like $2200-2400. Can I rent the identical other side at the higher rate or would that violate fair housing laws or something else? Even if it's not illegal, it may create bad blood when the tenants inevitably talk and realize they're paying different rent. Thanks BP! Seth

Presuming that you will generate higher cash flow after the upgrades, it's worth it to borrow the extra money, even with a longer mortgage. Your tenants will be paying it anyway and you'll be making more money than you're paying the bank (power of leverage)

Hi BP, I'm new to real estate investing and have really enjoying browsing BP forums and feel like I'm learning a lot so far. I'm interested in buy and hold small multi unit investing. Any opinion if it's easier to rent 2, 3, or 4 bedroom units? Thanks all! Seth
