Hi BP - anyone know if a company that manages both long and short term units? I know it tends to be one of the other but I have a multi-unit property I’d like to list both ways. Either for that or in general, any property management company recommendations? Thanks!

I appreciate the caution but I’m not sure how that would be. Each new room will have  egress to code and my county does not have occupancy limit rules. Does splitting a 2 floor home into two separate units violate fire code?

Good question. I got a quote from a contractor for about $40K, including redoing some other flooring and painting. This property is near a university and tends to rent to students, or I'm considering using one of the units as a long-term student rental and the other as a short-term. The rooms are perhaps a little smaller than average, but the living room is large. I think smaller bedrooms but large common space would work ok for either student renters or STR renters

I have a large SFH with 3 bed/1bath/living room/kitchen upstairs and 2bed/1 bath/living room/kitchen downstairs. The downstairs is mostly above grade and has a separate entrance. There is an interior staircase connecting the two levels. At the top of the stairs there is a large foyer area that is large enough to add a bedroom if I fill in the flooring and cap off the stairs. I'm going to add two bedrooms to the lower level as well. Then I would have two 4bed/1bath units like it were an up/down duplex. It's actually zoned this way. I'm a little hesitant to change the layout of the house so much but I like the idea of the extra revenue potential. Good idea or more trouble than it's worth?

It is how the law works, at least in Westminster. There are two ways that ordinances generally work in cities -- prohibitive or permissive.

It's not super straight forward, but it's how it works.


I wonder if this will apply to the gray zone between Westminster and Denver that is unincorporated Adams county. That area is technically the city of Denver but governed by Adams county, not county of Denver. Any idea if that will fall under the same rules for that are being decided for Westminster?

@Brian Garrett Thanks, that’s kind of what I was thinking. They had both been there for a while. When the first one told me they were moving out I thought it could be an advantage. The second one I wasn’t so sure...

I’m about to sell a 4-unit I own with a goal of scaling up. My property has two units occupied by stable, long-term tenants with annual leases. One tenant just moved out and another may move in the next month or two. Is it more attractive to a buyer to have all 4 units rented so they get the better cash flow at purchase or leave them vacant so there’s no fear of the dreaded inherited tenant?

@Conor J heaney I have a similar situation. A tenant moved in a friend, without my knowledge or approval, and now there has been a falling out. Original tenant wants friend to move out, who of course refuses. I’ve been telling original tenant this is her problem for violating the lease so she can’t come to me now expecting me to solve the problem. I don’t see any reason why I should go through the eviction process when original tenant is still paying rent and I didn’t create this problem. I told her I would if she paid for it but she can’t afford it. So I’m letting it go for now. However I am on the verge of evicting them both for this headache.
