Selling a 4-unit with 2 units full. Should I fill the other two?
I’m about to sell a 4-unit I own with a goal of scaling up. My property has two units occupied by stable, long-term tenants with annual leases. One tenant just moved out and another may move in the next month or two. Is it more attractive to a buyer to have all 4 units rented so they get the better cash flow at purchase or leave them vacant so there’s no fear of the dreaded inherited tenant?
